We're looking for deals with upside.
A value-add play. A situation where somebody who knows what they're doing can change the outcome. Distressed is fine. Ugly is fine. Boring and perfect is somebody else's business.
- Complexity is fine
- Complicated capital stacks, unusual ownership, litigation, timing pressure, or several problems at once don't scare us off. We first determine whether there's a transaction underneath the noise.
- Upside, not perfection
- Mismanaged, under-leased, over-levered, under-marketed, badly structured. Fixable problems with math behind them.
- Distressed is fine
- Default notices, maturity walls, partner blowups, litigation, restructurings and bankruptcy opportunities don't scare us off. If there's recoverable value underneath the problem, we're interested.
- Real situations only
- Businesses, real estate, loans, notes, portfolios, JVs, recaps. If there's a live decision to make, it belongs here.
